Emergency Repairs


If a Renter requests urgent repairs, the Landlord must respond immediately. All repairs are the Landlord's responsibility, but if the Renter caused the damage, the Landlord can ask them to arrange or pay for repairs. Set procedures must be followed when dealing with urgent or non-urgent repairs. Renters must continue paying rent even when they are waiting for repairs to be done.

All maintenance must be reported in writing to your Property Manager as soon as possible and safe to do so, this includes even when you call your Property Manager or if you are unable to contact them and use a contractor to assist.

During Business Hours
Your Property Manager is available during business hours Monday to Friday between 9.00am and 5.00pm to report any maintenance and on occasion, may be available outside of those hours. Please contact your Property Manager direct on their mobile phone or if you cannot reach them, contact the office on +61 3 9639 3333.

Outside Business Hours
If the matter is urgent (please see definition below) and outside of business hours, please contact your Property Manager before contacting our preferred contractors first as per below and inform your property manager in writing as soon as possible.

Urgent Repairs Definition


Under the Residential Tenancies Act 1997, urgent repairs in a rental property are:
-burst water service
-blocked or broken toilet system (where there is more than one working toilet in the property, this will not apply and will be dealt with as a standard repair during business hours)
-serious roof leak
-gas leak
-dangerous electrical fault
-flooding or serious flood damage
-serious storm or fire damage
-failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering
-failure or breakdown of the gas, electricity or water supply
-any fault or damage in the premises that makes the premises unsafe or insecure
-an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
-a serious fault in a lift or staircase.

If these contractors are for whatever reason not contactable (evidence will be requested), you may use another qualified and licensed contractor.

Disclaimer: If the repair is not deemed urgent, it will be attended to during business hours. If the Renter has used a contractor not specified on this list, and the repair is not urgent, the Renter will be liable for the invoice. If the repair is found to be a fault caused by the Renter the Renter will be liable for the invoice. If you are a commercial Tenant, please refer to your Lease as to your liability for cost of repairs.


Urgent repairs are serious problems affecting the safety or security of the property or its occupants, or failure of any essential service or appliance.
